How to Increase Your Chance of Multiple Offers

Sales of Downtown Chicago real estate definitely seem to be seeing a strong upward swing over recent months. The summer selling season was a good one, and many sellers found themselves selling their condos quickly. Yet even with these positive trends, it seemed like Chicago condo sales went either one of two directions. Some sellers put their homes on the market and sold them quickly, often with multiple offers, while others sat, watched and waited with no real interest.

If you’re considering selling your piece of Downtown Chicago real estate, you will want to know what you can do to put yourself in the “multiple offers” category. With the right sales strategy, you can position your home to receive multiple offers, so you can sell quickly and for a good price.

1. Price It Low

People are always looking for a bargain. Whether they are shopping for a used car, a gallon of milk or a condo, they want to walk away feeling like they got a steal. Homes that see multiple offers often are sold for more than they were listed for. This means that they are listed for less than what the seller wanted to get. A value-priced property will get more showings, which is the first step towards multiple offers. Work with your agent to study comparable sales data from recent Downtown Chicago real estate sales, and do your best to price your home so that it comes in at a slight discount compared to the others.

2. Dress It Up

Homes that people want to buy are the ones that look aesthetically appealing. When a buyer walks into your condo and sees updated flooring, fresh paint and an overall appealing ambiance, the home is burned into the buyer’s mind. Other homes in worse shape simply will not be appealing. If you want multiple offers, clean your home inside and out, then de-clutter and stage it. Finally, make sure everything is in good working order so that it will shine when buyers come through.

3. Make It Accessible

You aren’t going to sell your home with multiple offers if no one can get a chance to view it. There are simply too many other pieces of Downtown Chicago real estate that likely meet that buyer’s need. Keep your home ready for a showing at all times, so that interested buyers can get into your house today, no matter when they call. Restricting access will limit the number of offers you get, so don’t do it.

4. Give It Exposure

If you take the first offer that walks in your door, you may not be getting the most possible for your home. Yes, selling immediately is appealing, because you have less hassle and stress, yet if your goal is to see multiple offers, you need to let the home have some exposure. Ask your agent if you can list your home with an offer date some time in the future. This will give more interested buyers a chance to see it.

5. Change Is Good

If you haven’t seen any action on your home and it’s been on the market for a while, it’s time to make a change. Sometimes, a new marketing plan and a lower price will instantly grab the attention of buyers that previously overlooked it. Remember this: buyers are attracted by large reductions, rather than slow and steady reductions. Don’t be afraid to drop your condo’s price by $20,000 or more, because you just might get that back through multiple offers.

Yes, it is possible to see multiple offers in the current Downtown Chicago real estate market, and we are ready to show you how to make this possibility a reality for you. View are marketing plan here.

Top 8 Roof Top Bars in Downtown Chicago

One of the perks of purchasing downtown Chicago condos is the chance to enjoy the city like an insider. As you acclimate to life in Chicago, be sure to look around your property to find one of the nearby rooftop bars. Here you can mingle and be seen while enjoying a cocktail and a view of your new city. From one of the many Chicago luxury condos for sale, you can literally walk to the rooftop bar of your choice. Here are the top eight to consider.

The Dec

Gaze into The Lens, a sculpture crafted from the same material that makes up the iconic Cloud Gate sculpture, as you take in Chicago from a 12th-floor view. While at The Dec, enjoy access to a full bar and ice cream sundae cart. Located at 160 E. Pearson Street, The Dec in the Ritz Carlton makes a comfortable space with roomy couches and booths for its patrons. With one of the many North Side downtown Chicago condos available for sale, you could walk to this luxurious rooftop establishment whenever you wish. If you like the idea of living in Streeterville and walking to the Dec, check out Streeterville Real Estate here.

The J. Parker

For the hip crowd, The J. Parker, which sits on the 13-th floor of Hotel Lincoln, offers very satisfying views and tasty cocktails. Locals consider it one of the best views in Chicago. If you purchase a piece of downtown Chicago real estate near Lincoln Park, The J. Parker will be in your backyard.

ROOF on theWit

Don’t expect an intimate, quiet experience if you visit ROOF on theWit. This 27th-floor lounge in the Loop at 201 N. State St. is known for its parties! Rain won’t stop you, either, because the facility has a retractable roof to keep it out, without hurting the view. Live here and walk to the Wit!

Shanghai Terrace

Head to the fourth floor of The Peninsula Hotel, 108 E. Superior Chicago for a throwback expertise. The Shanghai Terrace on Chicago’s Magnificent Mile recreates the feel of a 1930s Shanghai supper club. After you’ve dined on Cantonese-style food, head out to the rooftop bar for Eastern-style cocktails, including the signature Golden Apple, which is infused with gold flakes. View Condos for sale on Michigan Avenue’s Magnificent Mile.

The Terrace at Trump

Trump Towers is an iconic part of Chicago life, so it’s no wonder that The Terrace at Trump on Chicago’s Near North Side tends to be packed. The 16-story high rooftop bar lies just above River North and is popular with the tourist scene. As a local, you may want to consider booking the venue for a private event to enjoy a quieter experience. Check out condos for sale at the Trump Chicago.

Vertigo at Sky Lounge

At 26 stories high, you’d expect the view to be the biggest draw at Vertigo, 2 W. Erie in Chicago. Yet if you visit you’ll find the laid back atmosphere to be one of the biggest draws of this Near North Side lounge. This intimate, fire-lit terrace setting is popular with locals, and especially those in the younger crowd.

Studio Paris

Studio Paris at 59 W. Hubbard on the Near North Side has a glass-roofed deck, so there’s no concern about the weather and the infamous Chicago wind. Keep in mind that the crowd here can get a bit riled up as the night progresses, so you may want to come early when the ambience is more laid back.

Drumbar

Drumbar, also on the Near North Side in the Raffaello Hotel at 201 E. Delaware, has a lovely terrace complete with fire pits, but that’s not what draws most people. As Chicago residents know, Craig Schoettier, who just recently joined the Drumbar team, is the real draw. Using a scientific approach, he mixes both classic and adventurous selections. Live here and walk to the Drumbar.

Top off your summer with the Chicago Jazz Festival

It’s the end of the summer and our last chance to get out and savor it! Keeping that in mind, the Chicago Jazz Festival is coming to the Loop this weekend to help us celebrate its 35th year and kick off the last weekend of August!

Since 1979, the Chicago Jazz Festival has explored many aspects of jazz, featuring a variety of talents from Chicago, the greater U.S., and overseas. The festival is known for its creativity, and its mission is to encourage and educate a jazz audience of all ages. This year’s fest will run from August 29 to September 1 in Millennium Park and is free to attend.

Presented by the DCASE and programmed in partnership with the Jazz Institute of Chicago, the festival has a growing lineup of featured jazz artists.
The first performance held at Millennium Park will be “Made in Chicago: World Class Jazz,” which will kick off on August 29 at 6:30 p.m. The annual series features some of Chicago’s leading jazz performers that experiment with styles from Africa, Latin America and the rhythm and roots intrinsic to the South Side of Chicago.

Other Millenium Park performances will include the Miguel de la Cerna Quartet in partnership with the Hyde Park Jazz Society on August 30 at 4:40 p.m., and Geof Bradfield’s Melba! also featured on August 30, but later that evening at 6:30 p.m.

Additional performances will also be held at the Chicago Cultural Center including What is this thing called “Jazz”? The Ryhthm Method Part II with Paul Wertico, Larry Gray and David Cain on August 31, the Harrison Bankhead Sextet on August 31, and the Hinda Hoffman Trio, also on August 31.

What is this thing called “Jazz”? offers a peripheral view of the intricacies that are involved in jazz performance. Speakers include Grammy award-winning percussionist, Paul Wertico, renowned Bassist, Larry Gray, and multi-instrumentalist, David Cain.

All concerts begin at 6:30 p.m. with a short set by young, aspiring musicians from Chicago-area high schools as part of the Jazz Institute of Chicago’s Jazz Links Student Ensembles.

The Harrison Bankhead Sextet performs a mix of everything from extraordinary explosions to introspective ethereal sets, with each member taking the stage with their own soloThe group features Ed Wilkerson on reeds and didgeridoo; Mars Williams on reeds, autoharp and wooden flute; James Sanders on violin; Avreeayl Ra on percussion and wooden flute; and Ernie Adams on percussion. The performance starts at 1:45 p.m.

Last but not least for the Chicago Cultural Center performances is the Hinda Hoffman Trio. Scat vocalist Hinda Hoffman is known for her wordless improvisations that aren’t marked by the typical splashy and aggressive qualities known to the genre, rather she is prized for her elegant style. The performance begins at 12:30 p.m. in the Preston Bradley Hall.

The festival starts at noon and ends around 7 p.m. on Thursday. On Friday, performances start at 2:20 p.m. and end at 10 p.m. Saturday the fest runs from 12:30 p.m. to 10 p.m., and Sunday performances are from 12 p.m. to 10 p.m. See you there!
