How to Increase Your Chance of Multiple Offers

Sales of Downtown Chicago real estate definitely seem to be seeing a strong upward swing over recent months. The summer selling season was a good one, and many sellers found themselves selling their condos quickly. Yet even with these positive trends, it seemed like Chicago condo sales went either one of two directions. Some sellers put their homes on the market and sold them quickly, often with multiple offers, while others sat, watched and waited with no real interest.

If you’re considering selling your piece of Downtown Chicago real estate, you will want to know what you can do to put yourself in the “multiple offers” category. With the right sales strategy, you can position your home to receive multiple offers, so you can sell quickly and for a good price.

1. Price It Low

People are always looking for a bargain. Whether they are shopping for a used car, a gallon of milk or a condo, they want to walk away feeling like they got a steal. Homes that see multiple offers often are sold for more than they were listed for. This means that they are listed for less than what the seller wanted to get. A value-priced property will get more showings, which is the first step towards multiple offers. Ask your agent if you can list your home with an offer date some time in the future. This will give more interested buyers a chance to see it.


5. Change Is Good

If you haven’t seen any action on your home and it’s been on the market for a while, it’s time to make a change. Sometimes, a new marketing plan and a lower price will instantly grab the attention of buyers that previously overlooked it. Remember this: buyers are attracted by large reductions, rather than slow and steady reductions. Don’t be afraid to drop your condo’s price by $20,000 or more, because you just might get that back through multiple offers.

Lincoln Park invaded by witches and ghouls for annual Spooktacular

On October 26, Clark Street will transform into a spook-sational Halloween wonderland with fun activities for adults and kids of all ages during Lincoln Park’s annual Clark Street Spooktacular!

Some of the festivities featured this year are street magicians, jugglers, balloon artists, Halloween inflatables and characters in costume strolling along Clark Street from Armitage to Diversey.

The festivities run from 1 p.m. to 5 p.m. and there will be trick-or-treating at participating establishments throughout. At 3 p.m. the Spooktacular Costume Contest takes over and children can have a ball entering the “best dressed” contest for a chance to win fun prizes!

Also at 3 p.m. the Best of Scarecrow winners will be announced at 2324 N. Clark. Starting on October 12, street merchants began displaying their scarecrow creations in front of their businesses for the annual Scarecrows on Parade. Beginning this Saturday, Oct. 12, dozens of Clark Street merchants will display original creations in front of their business for a chance to enter the contest. Chicago residents are encouraged to vote on their favorite one, and when they do, they automatically enter for a chance to win more than $800 in prizes! To cast you vote, go to

On top of all that, there will be live entertainment performed by Nothing Without a Company at 1:30, 2:30 and 3:30 p.m. at the corner of Clark and Belden.

Calling All Ghouls and Ghosts: The 2013 Franken Plaza Is About to Start

From October 25 until October 27, Daley Plaza, located between Dearborn and Clark Streets, transforms into Franken Plaza. This annual event brings out costumed characters of all types for a variety of festivities as Chicagoans celebrate Chicagoween, the city’s Halloween season.

For the 16th straight year, Midnight Circus will be participating in the city’s Halloween festival. The antics of the Midnight Circus crew will amaze and inspire audience members of all ages as they soar through the air and perform their antics on stage.

This year’s Franken Plaza events kick off at noon on Friday with the first showing of the Midnight Circus. The circus performances continue throughout the weekend, multiple times per day, as do crafts for the kids. When the sun starts to set around 6 families will gather for a movie screening of Hotel Transylvania.

Things really start to pick up with this Chicago Loop festival on Saturday with the Harvest Marketplace. If you have kids age 12 or younger, deck them out in all of their finery to participate in the costume showcase and contest. With a prize package including tickets to WICKED, you definitely want to make sure they look their best. Saturday’s events also include free hay rides, trick-or-treating and appearances by local news celebrities.

Sunday brings even more fun with continuing performances of the Midnight Circus and Magic Matt’s Spooky Fun Show. Michael Jackson fans will want to see the 1:05 performance of the iconic “Thriller,” followed by a WICKED sing-along for the entire family.

Top off your summer with the Chicago Jazz Festival

It’s the end of the summer and our last chance to get out and savor it! Keeping that in mind, the Chicago Jazz Festival is coming to the Loop this weekend to help us celebrate its 35th year and kick off the last weekend of August!

Since 1979, the Chicago Jazz Festival has explored many aspects of jazz, featuring a variety of talents from Chicago, the greater U.S., and overseas. The festival is known for its creativity, and its mission is to encourage and educate a jazz audience of all ages. This year’s fest will run from August 29 to September 1 in Millennium Park and is free to attend.

Presented by the DCASE and programmed in partnership with the Jazz Institute of Chicago, the festival has a growing lineup of featured jazz artists.
The first performance held at Millennium Park will be “Made in Chicago: World Class Jazz,” which will kick off on August 29 at 6:30 p.m. The annual series features some of Chicago’s leading jazz performers that experiment with styles from Africa, Latin America and the rhythm and roots intrinsic to the South Side of Chicago.

Other Millenium Park performances will include the Miguel de la Cerna Quartet in partnership with the Hyde Park Jazz Society on August 30 at 4:40 p.m., and Geof Bradfield’s Melba! also featured on August 30, but later that evening at 6:30 p.m.

Additional performances will also be held at the Chicago Cultural Center including What is this thing called “Jazz”? The Ryhthm Method Part II with Paul Wertico, Larry Gray and David Cain on August 31, the Harrison Bankhead Sextet on August 31, and the Hinda Hoffman Trio, also on August 31.

What is this thing called “Jazz”? offers a peripheral view of the intricacies that are involved in jazz performance. Speakers include Grammy award-winning percussionist, Paul Wertico, renowned Bassist, Larry Gray, and multi-instrumentalist, David Cain.

All concerts begin at 6:30 p.m. with a short set by young, aspiring musicians from Chicago-area high schools as part of the Jazz Institute of Chicago’s Jazz Links Student Ensembles.

The Harrison Bankhead Sextet performs a mix of everything from extraordinary explosions to introspective ethereal sets, with each member taking the stage with their own soloThe group features Ed Wilkerson on reeds and didgeridoo; Mars Williams on reeds, autoharp and wooden flute; James Sanders on violin; Avreeayl Ra on percussion and wooden flute; and Ernie Adams on percussion. The performance starts at 1:45 p.m.

Last but not least for the Chicago Cultural Center performances is the Hinda Hoffman Trio. Scat vocalist Hinda Hoffman is known for her wordless improvisations that aren’t marked by the typical splashy and aggressive qualities known to the genre, rather she is prized for her elegant style. The performance begins at 12:30 p.m. in the Preston Bradley Hall.


The festival starts at noon and ends around 7 p.m. on Thursday. On Friday, performances start at 2:20 p.m. and end at 10 p.m. Saturday the fest runs from 12:30 p.m. to 10 p.m., and Sunday performances are from 12 p.m. to 10 p.m. See you there!
